You'll be screwed. Supposed to evict our renters, six weeks later it wasn't even filed in court. No background work to show the renters' history of vandalism, bullying, harassment, failure to pay from any previous landlords. Signed lease, Damage pics, Harassing texts, Receipt book missing four months rent, plus more. Still on the hearing date he convinced my elderly father over the phone to just drop the case because they claimed that had thousands in medical bills for an injury that supposedly happened on the property. Should he have won, he would've had to reimburse my father the retainer and any other hourly fee and try for compensation from renters who had a case already in the courts for delinquent tickets from two years ago, and a history of suing others. My father counted on him and took him at his word EVERY time. He has never been a landlord before, was naïve, and trusted this man. At least Cook got paid. Never mind he took advantage of an old man to do it.
